Living on Woodland Lake, Brighton

Woodland Lake is Brighton Township's largest lake. It's a 290-acre all-sports lake just outside downtown Brighton, with several neighborhoods around its shores. I live just down the road in South Lyon, and here's my guide for buyers who want lake life close to town.

Where Woodland Lake is

Woodland Lake is in Brighton Charter Township, Livingston County, on the outskirts of downtown Brighton. Homes have Brighton (48116) addresses. Local lake guides place it north of Hilton Road, west of Grand River, east of Old US-23, and south of Hyne Road. That's only minutes from I-96, and you can see the lake from Grand River.

School assignment around the lake depends on the street. Listings around the lake show both Brighton Area Schools and Howell Public Schools. Confirm the district for any specific address before you fall in love with a house.

The homes

Woodland Lake isn't one subdivision. It's a lake with several neighborhoods around it, each with its own feel. Brighton Township's site-condominium records include Woodland Lake Shores, Woodland Lake West, and the Bluffs of Woodland Lake. You'll find homes from many decades, from older lake houses to newer homes, and both waterfront homes and homes with neighborhood lake access. Lake frontage, access rights, and lot size vary a lot, so we'd look at each home individually.

The lake and what's nearby

The lake itself is the star. The volunteer lake organization describes Woodland as a 290-acre all-sports lake, about 35 feet at its deepest, with several islands and sandbars. It's known for bluegill, largemouth bass, northern pike, and perch, and sandhill cranes and swans are regular visitors. The dam on South Ore Creek dates to 1927. Water leaves the lake there and flows to Brighton's Mill Pond and on to the Huron River. There's also a state-owned public boat access on the south shore.

Lake organization, associations, and key rules

Two kinds of groups matter here:

  • OWL (The Organization of Woodland Lake) is an all-volunteer group that looks after the lake as a whole: the dam, weed control, and water quality. That work is funded through a Special Assessment District run by Brighton Township and collected through property taxes.
  • Neighborhood associations are separate from OWL, and each has its own rules. For example, the Woodland Lake Homeowners Association posts its rules publicly. They say that members who aren't on the water don't have deeded lake access, and that docking at the association's road-end on Carols Drive is a privilege tied to current dues and following the rules. It isn't available to renters.

So if lake access is important to you, we'll confirm exactly what rights come with a specific home, whether they're deeded frontage, an easement, or an association privilege.
