If you'd like to live inside the City of South Lyon, close to downtown and the schools, Trotters Pointe is a neighborhood I'd put on your list. It has a park running through the middle, ponds with docks, and an active homeowners association. I live in South Lyon, and here's my overview.

Where Trotters Pointe is

Trotters Pointe is at the corner of 11 Mile Road and Pontiac Trail, in the City of South Lyon, Oakland County (48178). The HOA describes it as about five minutes south of I-96, in an area that "still retains much of its rural charm," with several horse farms nearby. That explains the street names, like Equestrian Drive, Shetland Drive, and Gallop Lane.

Homes here are in South Lyon Community Schools. Listings show Bartlett Elementary, Centennial Middle School, and South Lyon High School. Confirm the assignment for any specific home.

The homes

Trotters Pointe is a site condominium (Oakland County Condominium Plan No. 951). Its master deed was first recorded in December 1995, and the amended master deed sets up 340 homesites. The neighborhood dates to the mid-to-late 1990s. For example, one recent listing was a 1999 colonial on just under a quarter acre. Many homes have been updated over the years, so condition varies from house to house.

Amenities and what's nearby

The neighborhood's common areas are a big part of the appeal. A walking path winds through a park in the center of the subdivision. The park has a tennis court, a playscape and swings, and several docks overlooking the ponds. Park entrances are on Equestrian Drive and Shetland Drive. The HOA also owns the wetland area along 11 Mile and Pontiac Trail, which helps keep that edge of the neighborhood green.

Because you're in the city, downtown South Lyon, McHattie Park, and the historic Witch's Hat Depot are close by. Island Lake Recreation Area and Kensington Metropark are just minutes away. My South Lyon community guide covers more of what's in town.

HOA and key rules

The Trotters Pointe Homeowners Association (managed by Briden Management) posts its Master Deed, Bylaws, and Rules & Regulations on its official website. A new set of Rules & Regulations was adopted on August 3, 2026, replacing the earlier version. Some key points, in my own words:

Get written approval before exterior changes. That includes paint colors, pools, hot tubs, decks, pool fences, patios, landscaping, driveway widening, additions, garage doors, siding, and roofs.
Decks go in the rear yard only. Projects can't remove existing trees, affect the grading plan, or encroach on easements or setbacks. They also need city permits.
Dues must be current for a project to be approved.
Communication is by email. The HOA says email is its official way to reach the board and management company.
