Saddle Creek is a newer neighborhood just north of town with its own pool, sidewalks, and South Lyon schools. I live in South Lyon, and I like that this HOA publishes its rules online, so buyers can see exactly what they're signing up for. Here's my guide.

Where Saddle Creek is

Saddle Creek is in Lyon Charter Township, Oakland County, on the west side of Pontiac Trail, just north of the City of South Lyon. Homes have South Lyon (48178) addresses, and the community pool is at 61111 Saddlecreek Drive. Downtown South Lyon is just down Pontiac Trail.

Homes I've looked up in Saddle Creek are in South Lyon Community Schools. Recent listings show Kent Lake Elementary, Centennial Middle School, and South Lyon High School. Confirm the assignment for any specific home.

The homes

Lyon Township's 2020 development report lists Saddle Creek at about 177 acres, with 252 homesites approved and 222 built or permitted at that time. Lombardo Homes is listed as the builder contact, and buildout was projected for about 2021. Homes here are newer construction, and Lombardo was still building as of that 2020 report. For example, one recent listing was a brick ranch built in 2014 with a three-car garage and a daylight basement. Saddle Creek is set up as a site condominium: you own your home and lot, and the association manages the shared areas.

Amenities and what's nearby

Saddle Creek has a residents-only swimming pool and an open-air cabana and social area. The pool usually runs from Memorial Day weekend to Labor Day weekend, and early mornings are set aside for adults. There's no lifeguard, so kids need an adult with them. Listings also mention a neighborhood park and sidewalks throughout.

Being on the north edge of town makes errands easy. Downtown South Lyon, McHattie Park, and the Huron Valley Trail are close, and I-96 is a short drive north. For more about town, see my South Lyon community guide.

HOA and key rules

The Saddle Creek Homeowners Association posts its bylaws, its Rules & Regulations (revised February 2023), and its pool rules on its official website. Here are some highlights in plain English. The documents themselves are what count.

Pools and hot tubs: Backyard pools must be in-ground only, need board approval first, and have setback rules. Pool fences must be black, wrought-iron style. Hot tubs also need approval and must sit behind the house.
No sheds: Storage sheds and outbuildings aren't allowed. Small firewood holders are allowed if they meet the guidelines.
Backyard play equipment: Swing sets, trampolines, and play structures go in the rear yard.
Generators and EV charging: Whole-house generators are allowed behind or beside the home with landscaping screening and board approval. EV chargers are allowed only inside the home or garage.
Driveway extensions and flag poles need board approval.
